Methodology and FAQs
Market IQ is built on Dwellsy rental listing data sourced directly from property management systems through Dwellsy.com, rather than scraped from third-party sites or collected through surveys. The feed contains public, owner-disclosed, unit-level listing records and updates continuously as homes are listed, repriced, or removed from the market. Dwellsy's data pipeline deduplicates, standardizes, enriches, and quality-checks those records, allowing Market IQ to preserve the timestamped evidence behind each daily signal. Monthly rent figures use Dwellsy's established Trends methodology rather than being recalculated ad hoc from the daily event feed, giving teams a consistent view from individual properties through ZIP, city, metro, state, and national markets.
Final asking rent is the gold standard for measuring market rent because it is the last public price produced by real price discovery. Dwellsy captures that price directly from property management systems as public, owner-disclosed, unit-level data, continuously recording changes before a listing leaves the market. Closed rents are rarely public, are inconsistently reported, and often reflect renter-specific discounts or circumstances; scraped asking rents are frequently stale, duplicated, or removed before the final price is captured. Because final asking rent is public, timely, standardized, legally compliant, and available at scale, it is the most reliable basis for comparing properties and reading market movement; Market IQ preserves that last observed price when a listing goes off market without needing to claim that a signed lease was verified.
